The BSA introduces an additional regime for Higher-Risk Building (HRB) to improve their quality and safety.
A building is considered an HRB if it is at least 18 metres or seven storeys high and contains at least two residential units. This includes Flats, Student Accommodation, Care Homes and Hospitals.
If your building is below the height threshold, regardless of occupation type, or has no residential units then it is not an HRB.
