There are three additional “Gateways” that have been implemented for Higher-Risk Buildings.

Gateway 1 – at planning stage outlining the initial fire safety and structural assumptions and access for fire services.

Gateway 2 – a hard stop where the detailed construction plans are reviewed along with strategies for change management during the construction phase. No on-site construction can begin until the documentation has been approved by the BSR. 

Gateway 3 – a hard stop post construction. As built and commissioning information is reviewed for compliance along with any changes that have occurred since the Gateway 2 application was granted. No occupation can take place until the Building Application Certificate has been granted.

When appointing your PD/PC these duties can be carried out on your behalf.
